10 STEPS TO SELLING YOUR HOME IN TODAY'S MARKET
Selling your home can seem like an overwhelming
task. Home sellers get very anxious when their home has been on the
market for a period of time. Following these 10 steps to selling
your home in today's market will give you the confidence you need to do it right from the start.
1) Don't panic.
Take a realistic look at the market. Savvy home sellers realize we are in a
different type of market today...a buyer's market. The offers
presented, if any, have been slow to materialize and too low to
consider. Buyer's are cautious and many more homes to choose from;
therefore sellers have to be more flexible, aggressive, competitive and do
a better job of merchandising their home to generate serious offers.
2) Re-examine your marketing plan.

5) Handle minor repairs.
Replace, remove and/or paint any minor items that made be damaged or
in need a face lift in the interior and exterior of your home as well as
the landscaping.
6) Get rid of clutter.
You want your home to be at it's best when prospective buyers come to
view it. The last thing you need is a pile of "stuff" over
here and a mound of "things" there. Pick up and clean up;
especially in walk way areas.

Create a welcoming feel in your home for prospective buyers.
Make
sure the temperature is comfortable; keep it cool in the summer and warm
in the winter. If it's down right cold outside and you have a
fireplace, a nice fire will not only showcase a selling point (the
fireplace) but will also make your home feel warm and cozy.
8) Let in the light.
Open the blinds and other window treatments to let in as much natural
light as possible. Put brighter light bulbs (100 watt) in all your
lamps and light fixtures.
9) Let in the fresh air.
Open some windows to let fresh air into your home and rid your home of
any unpleasant orders; especially if you've had pets or smokers who've
lived in the home. Use fresh flowers, potpourri, freshly baked
bread, brownies or cookies to add a "homey" feel to the air.
10) Send the pets away.
Or secure them somewhere away from the home when prospective buyers
are coming to view your home. You never know when people will be
allergic, frightened or intimidated by certain animals.
